On the occasion of the tenth anniversary of its establishment and successful work, Denis Šikljan, director of the company Degrad Development Group, was presented a special award by the Croatian Chamber of Commerce for outstanding contribution to development of the Croatian economy. The Croatian Chamber of Commerce traditionally presents special awards at the end of each year to the companies that provide, with their persistence, innovation and continuous activity, a major contribution to the Croatian economy.

CONSTRUCTION OF VILLA BELLA HAS STARTED

 

Degrad Development Group started the construction of its latest project, Villa Bella - apartment villas with five luxury suites. The Villa is built in a prestigious location, only 100 meters from the beach, in the area of Rova near the city of Malinska. The author of the project Villa Bella is the architect Damir Mostarac from architectural office Ars Tim from Zagreb. The foreseen completion of works on the facility is June 2016.

Denis Šikljan, director of the company Degrad Development Group, handed over to the new owners the keys of five luxury villas Sotto Herbe in the village of Pinezići on the island of Krk. The villas Sotto Herbe represent one of the most beautiful projects, which has set new standards of construction and equipment of vacation homes on the island of Krk and beyond. We are proud that the new owners have already moved in and that they are waiting for the first summer in their new homes by the sea.

COMPLETED DESIGNING OF VILLA BELLA

 

Damir Mostarac, famous Croatian architect, together with his team from the architectural office Ars Tim d.o.o., has completed the overall project documentation for construction of one of the most beautiful Degrad’s projects – Villa Bella. The investor Denis Šikljan and architect Damir Mostarac started this project with the goal to make all the five luxury apartments in Villa Bella a comfortable living space with spacious outdoor areas that will allow future tenants to enjoy all the benefits and advantages of the location near the sea.

Degrad will soon start the construction of Villa Bella, while the foreseen completion of the facility and move-in of the future tenants is June 2016.

Investor from the island of Krk is the synonym for luxury properties in northern Adriatic, while his company Degrad Development Group, besides the construction of high quality real estate, is also involved in development and management of investment projects.

 

We talked with the owner of the company Degrad Development Group, extremely well represented in “its” surroundings in the northern Adriatic, on real estate market, the most attractive locations in the Adriatic as well as on the construction and sale of luxury facilities, especially exclusive villas, design apartments and Mediterranean stone houses. 

Is the recovery of real estate market looming? Can we expect the return of the “golden age” before 2008, at least in a certain extent?

It would be very ungrateful to predict any future, but the indications are good. However, not because of ourselves, but because of really apparent economic recovery in Western Europe and low interest rates on savings which motivates people to re-invest in real estate.

Your company constructs real estate only for customers with high purchasing power, do you manage to find customers for this type of real estate?

Unfortunately, I have to disappoint you in terms of high purchasing power. Namely, we are building properties for clients with medium and higher purchasing power, not the high price real estate, whose prices are counted in today’s world in the millions of euros, while our prices are significantly cheaper.

Therefore, it is the matter of perception. What we consider high is not that high in the developed world. However, we manage to find the customers for each of our projects. They come from the neighboring countries, currently mostly from Germany, but also from Austria, Slovakia, Czech Republic, Ukraine... Our best recommendations are our past projects and many satisfied customers, as well as our involvement in the after-sales in a form of creating a long term relationship with each individual customer. We are very focused in project preparation, as well as in the very realization. Our customers are a part of the team what they recognize and take as a guarantee that they will get more than what they expected.  

How interesting is Adriatic to the property buyers?

The answer is not very easy. Adriatic is a very attractive, it has a beautiful nature, but there is no contents and entertainment. Destinations are poor. Namely, the question of destination is crucial. Everyone wants to spend quality time in a nice destination as either tourist or property owner. This is something we lack. We have degraded the destinations with poor offer, illegal construction and poor management. We all know very well that architecture is an essential element of destination, and it makes a destination desirable, pleasant and attractive. We have not yet irreversibly destroyed our destinations, but in the forthcoming times, we have to be very smart in their development. We must have a goal, which is to be at the top because we have the potential.

Where do you get ideas for new projects?

We do not copy the projects, but we follow the trends. We are visiting fairs around the world, following the new paradigm of architecture associated with new ways of living and housing, and we are designing new projects two years prior to the realization. We are currently working on a project Lunta Mare, which we are keeping in secret for the time being, and this project will be launched in 2016. It is a settlement with unique appearance. We are also preparing projects for 2018.

What are you currently working on?

These days we are involved in moving-in for the Villas Soto Herbe, a village of stone villas in the western part of the island. All the villas are sold and we have orders for two more that we will build next year. In addition to design, quality and perfect location, what is new in this project is that we have built the charging stations for electric cars. We are also in an advanced stage of construction of our Villa Bianca, in Baška. This project was developed by the architect Idis Turato and we have “clicked” already at the first presentation of the project. I believe that this project will bring us the Design Award. How successful this project is, proves the fact that we have already sold half of the apartments, as well as the most expensive one – the penthouse. In September, we start with the construction of another top quality facility – Villa Belle, as well as a mini village with four houses by the waterfront in Malinska.

On March 18th, 2015, a sponsorship agreement was signed on the island of Krk based on which the company Degrad d.o.o. has become the official sponsor of the football club NK KRK. The club NK KRK, founded 75 years ago, is one of the oldest sports clubs on the island of Krk and sports club with the largest number of members, including more than 250 children in all age categories.

For Jutarnji list, Denis Šikljan, owner of the company Degrad Development Group, talks about construction, realization and sale of the most attractive project on the island of Krk, on plans for the future, buyers of the villas in Pinezići and advantages of the island as one the most popular tourist destinations in Croatia.

 

ON CURRENT SITUATION IN THE CIVIL ENGINEERING SECTOR

Completely inactive civil engineering sector is a major problem in Croatia, and we all wish to start it up again. We are functioning well because we are positioned in the luxury segment, focusing on a few projects and working for foreign customers. We are working on a boutique story with top quality real estate and customers.

 

ON THE POTENTIAL REAL ESTATE BUYERS

Each customer who is ready to pay between 350 and 500 thousand euros is different. Some want peace, the others want first row by the sea and to some the most important is the appearance of the property. However, regardless of the crisis it is not difficult to find customers. He claims that the prices of real estate in the luxury segment have not decreased in the time of crisis but they have stayed the same or even increased. The circle of luxury real estate customers grew smaller because of the temporary fallout of the Russians who – due to the ruble value collapse – are investing less and those purchasing real estate go to destinations that are related to their business or within the Schengen area. The number of Slovene customers, the ones who like choosing Croatia, is also growing smaller due to the downfall of purchasing power caused by the crisis. 

 

ON THE PREPARATION OF NEW PROJECTS 

We set each project in such a way that it has an additional value highlighting the same — architecture, superb sea view or top location. The number of plots on the island of Krk is growing smaller and we are now in a situation where we have to buy the existing facilities and demolish them. Every time we start the project all over again as the entrance tickets, problems and challenges are always different. The biggest investment is always finding the plot and obtaining the necessary permits.

The best-selling business magazine in Slovenia, Finance (Časnik Finance), published on April 17th 2015 an interview with the owner of the company Degrad d.o.o., Denis Šikljan. The topic of the interview was the interest of Slovenian citizens in properties in Croatia, especially on the island of Krk. The most interesting parts of the interview:

What are the benefits of using your own property for vacation?

Having your own property at the sea means having a second home. This property is equipped by customer’s own taste and provided with details that reflects the atmosphere the customer likes the best. It is completely different from staying e.g. in a hotel or in a rented apartment. Besides that, vacation properties are often used for a weekend and therefore the people who own a property by the sea really do come more often to rest on the island of Krk than the very tourists.

What are the major advantages of the island of Krk as a tourist destination for Slovenian citizens?

The Slovenians traditionally love our coast and our sea. Besides its natural beauties, gorgeous beaches and hospitality, Croatia is a very close destination for Slovenians, only a few-hours-drive away, where they can come on both vacations, one-day or weekend trips. Over the years, the island of Krk has become a true Slovenian colony and there the Slovenians really do feel like they are at home.

What type of apartments do Slovenians like the most?

The Slovenians are most interested in apartments with garden, so they usually buy apartments in the ground floor, as well as smaller houses with garden. Most of the Slovenians are buying properties in Malinska because its offer is the largest, but they like the entire island so you can also find them in the Soline bay, Punat and Njivice. As for the choice of the location, they often buy properties in places where they were previously on a vacation or in places recommended by a friend or acquaintance.

How does the company Degrad help customers in choosing a location?

The customers are different. Some customers like to be in downtown and close to all the events, while the others prefer being by the sea and some of them want a peaceful location in the heartland of the island. Therefore, we always love to talk to our customers before we offer them a property. In my opinion, a quality relationship and conversation with the customer is the most important thing not only in brokerage, but also in the sale of our own properties.

Based on which criteria does the company Degrad choose locations for new projects?

We in Degrad always try to choose a truly special location, the one where we ourselves would like to have a property. Our priority is often sea view and proximity of the sea, but it is not a rule. One can find a very good, quality land at the locations more distant from the sea, but it has to be interesting and different from the others.

In the economic crisis, the market has lost an average customer, and now we have a situation that there is a great interest in undervalued real estate, i.e., the real estate of cheaper price range, the ones which the  customers with low purchasing power can afford. On the other hand, the market of luxury real estate has experienced the largest growth and investments in such real estate has proven to be the best option because the customers with high purchasing power practically did not experience the economic crisis and they continue spending money on expensive real estate in excellent locations.“
